A Leverage Point, An Overflowing Park & Ride

     A few weeks ago I happened upon an overflowing Park & Ride lot just off of Exit 11 into Richmond, Vermont.  I haven't seen this ever in Vermont.  Perhaps it's a sign of the times.  Everywhere in the US costs at the pump distress drivers and as indicated here  at the Park & Ride dramatically shifting behaviors.
     We are at another leverage point where economic pressures are shifting consumers and businesses to  action towards more energy efficient and conserving practices.  Given the turbulence in the energy market, unpredictable prices at the pump can and fuel truck aren't we better off seeking more predictability in operating our homes, offices, schools, public buildings and the buildings where we shop?  We can't afford not to.  
     As an architect I know how helpful to homeowner's bottom line it is to consider weatherizing existing homes with better air-sealing, additional insulation and retrofitting windows with higher performing ones while updating heating and cooling systems and appliances to more energy efficient models.  There are numerous federal  and state tax incentives renewables and efficiency homeowners and businesses can apply for to soften the costs of taking these steps.  There's also incentives to moving to renewable energy sources for homes and businesses, you can learn more here by clicking on this link to Renewable Energy Vermont's website.
     Living in Vermont you can't miss the impact of Efficiency Vermont and its many programs assisting Vermonter's in large and small ways.  Whether it's helping subsidize the cost of purchasing compact florescent light bulbs at local hardware stores, providing information on weatherization contractors or best practices on green building and energy efficiency this statewide organization is an invaluable resource.  Vermonter's through the assistance of this program and others around the state, have lowered overall electrical usage and demand as compared to ten years ago.  Vermonter's by our nature are early adopters in green and sustainability strategies.  We're known for it.
     Over the last ten or so years Vermont building and general contractors along with architects and engineers have developed expertise in best practices in green and sustainable building from the very small scale home renovation to campus wide construction.  Green design is mainstream design now.  To soften the blow to your monthly finances and ensure greater predictability in managing your household and business in the coming years it pays to consider taking steps now.  You can find architects through AIA Vermont's online Architect directory.  Check out Efficiency Vermont's link to it's Better Buildings by Design Conference Website award winners by year.  It's a great way to find building professionals who are practicing state of the art energy efficient design whether residential or commercial scale.

The Promise of Deep Energy Retrofits

As an architect and designer I'm very interested in cultivating my knowledge of choices or strategies I can call upon in projects of various scales and types.  As we are collectively aging in place so are our commercial buildings, our schools, homes and service buildings.  In 2011 we face yet another spiking and upward trending in energy costs which increasingly drive up the operational costs of our buildings.  We look at our building energy bills each month, how much we're spending at the gas pumps and utter gasps of disbelief.

As the cost of gas goes up so to does Milk and on and on.

Those of you who run aging office building, schools, apartment buildings, college campuses, technology parks and manufacturing facilities with high energy costs and a longer view likely wonder how you're going to afford next year's fuel costs. Do you pass on the higher operating costs to customers? Or absorb these costs and seek to balance it elsewhere?

Will you defer yet again routine maintenance, any kind of capital building projects, or cut salaries or defer raises to staff to loosen up funds to pay for future unpredictable energy costs?  Well, you've likely already have been doing that with diminishing returns each time.

Many of you may not have the choice to look for a new building site in your community and build a much better more predictably performing building to insulate your business from escalating energy costs over the long term.  So what really are your options when really you only have one, live with your existing building and make the best of it.  Can that be good enough?  Seems like a sinking ship doesn't it?  

How long can you pass on those costs in the form of higher rents to your tenants until they decide to leave?  Or conversely, how can you attract and retain them when they ask you what your energy bills are, their eyes glaze over and they leave quickly?  What if you could cut your energy use by at least 50% or beyond 75%?  How would this effect your business planning, pricing and overall success of your business?  Now you could actually focus on what you do best, run your business and operations focusing on your business and planning goals not finding ways month to month to stem unpredictably changing energy costs.

Over the last few years the concept of Deep Energy Retrofits (DER) have stirred up media attention and grabbed headlines.  While deep energy retrofits defy definition they represent a promising way of redeveloping existing building infrastructure we can all benefit from learning more about.  

While the experts have differing opinions on definitions, generally they involve the substantial re-use and renovation of an existing building shell with significant investments in high levels of insulation or super-insulation, very efficient heating and cooling systems, higher performing windows and energy efficient lighting with controls.   The energy savings can run from 50% to over 75% over typical bad or baseline comparative buildings, the so-called "base case" code compliant building.  

Deep energy retrofits do something really special and low-impact environmentally.  Instead of building a new building you reuse in place an existing structure substantially reducing the project's global warming potential and cost picture in general.  A large cost center for any construction project is its structure, frame,  prep and final site work and central energy plant.   By not building the hard stuff there is cost avoidance and impacts elsewhere.  Some easy to measure some not so easy.  

Yes it is more complex to renovate often times requiring working with tenants and building occupants who remain in place during construction but ultimately I think it requires less resources and  money and by not building new outside of city centers and neighborhoods it helps keep communities together.

You may have read about the US Green Building Council's LEED (Leadership in Energy and Environmental Design ) system and wonder how it relates to Deep Energy Retrofits.  Well it does and it doesn't.  In the case of existing buildings (EB) , it can be very helpful as a tool to help guide the process and get everyone on the team on board sharing common goals along with the accountability which comes with meeting its requirements on down from the owner, design team, contractor and sub-contractor.  Plus, many municipalities, state governments and the federal government require following it to at least some level of certification.  Whether or not you go through with the LEED system, its very helpful to use the LEED checklists in the design process to structure thinking about the integrated design strategies and best practices to follow in your your project.  

But there is a bigger conversation.

It's about the values of your project and how you ensure energy cost predictability for your operations and ultimately the sustainability of your business model or enterprise.  This is where the Deep Energy Retrofit concept comes in handy for your existing building stock.  By spending a bit more now and thinking of your construction costs today as investments in a better more stable tomorrow you can transform the conversation away from first costs trumping everything else, kicking the "ball" down the field for the next generation to deal with.

Imagine telling your board of directors you only have to fund raise today for the building and its systems when its operational costs are slated to be really low in the future.  Fundraising for ongoing operations might become a thing of the past and instead can be refocused on supporting your key organizational missions, salaries and other benefits.  Perhaps this is overly simplistic but I enjoy thinking about this aspect.  Who wants to raise money year after year to pay for escalating fuel costs and mistaken short-sightedness in not going ahead with a high performing building while saving money today?

In the coming weeks, I'll be writing about some exciting Deep Energy Retrofit projects and initiatives I've been learning about putting these concepts into action.  It's critical we expand our thinking and strategies to fight global warming increasingly lack of cohesion in our existing communities.  Building new isn't always the answer.  Renewing and rebuilding certainly can be a vital part of it though.

Thoughts for 2011_Vermont Business Leaders Networking Group and The Workplace

As December slips away many of us turn our thoughts to what 2011 will bring.  What a year we've lived through.  I won't elaborate but it's been a dynamic one, full of transition, transformation and definitely innovation.  Remember, be sure to look towards the end of this post for strategic business suggestions for 2011 relating to the high performing workplace.

This morning I participated at my first ever bricks and mortar LinkedIn networking event.  Vermont Business Leaders Networking Group, about a year old or so, routinely holds meetings hosted at member office locations. Renato Wakim of OM Workspace's Williston showroom hosted this month's gathering.  They're at new digs at 20 Wintersports lane.

CPA's,  Financial Services, Interior Designers, HR/ Organizational Design consultants, Architects, Online Retailers, Transition Planners all came together to meet and greet.  We discussed outlooks for 2011, and it was pretty positive.

Today we heard some positive economic signals with lower unemployment figures and rise in personal income among other factors.  Retailers are seeing higher levels of spending and activity this holiday season as compared to last.  Are we truly moving out of this miserable recession?  Leading economic indicators were up 1.1 %.  See Fox News article.  9 out of 10 indicators were moving in positive directions.  Mergers and acquisitions saw tremendous growth the most since 2007, 1.1 $Trillion. with signs this growth will continue into 2011.

The folks around the table seemed to think so from there position on the ground.   Although it's going fairly slowly right now, it seemed the consensus while muted now was pretty positive for 2011.

What does this mean for you and your business and industry for next year?  One area we discussed was how so many companies are sitting on piles of cash reserves built up over the last couple years and are beginning to make plans for spending, or at least considering it in 2011.

Passive Haus in Central Vermont

Today I saw a link to this video from the New York Times site showcasing an unusual super insulated and hyper efficient home requiring no heating systems in the lovely hills of central Vermont where I live. 

The Landau family engaged a local architectural, engineering and building team to design, produce and install their home on its site to a levels of extraordinary energy efficiency and air-tightness requiring no internal heating system at all.  The family was very interested in living in a home with zero energy use to not rely upon fossil fuels. 

Their home is modeled on the European Passiv Haus model now becoming more known in the US.  There is a US Passive Haus institute, an affiliate of the original in Germany. For more projects in the US, please click this link.

Bensonwood homes, one of the building team members produced and installed the exterior building envelope including frame, walls and roof systems.  They're just over the border in nearby New Hampshire.  They are on the forefront of integrating super-high performance building design into CAD CAM aided panelized production of building elements assembled together onto the site.  It's a novel approach to construction and design build which results into more control over the building process and higher quality control with apparently minor additional costs to the project.   

A take away for me is that it is possible to design and build these kinds of homes in the chilly world of the Northeastern US.  The capabilities exist practically in our back yard.

Samsung Reclaim & Sprint_Greening the Wireless Experience

Samsung is coming out with an innovative new ecologically inspired qwerty keyboard phone at a low price point. Of course it's green or ocean blue colored to inspire eco-friendly allegience and has striking styling along with it. The phones will be available through Sprint which is also offering some unique choices for consumers with it's wireless phone recycling programs, upgrading both new stores and retrofitting existing retail stores to align with LEED standards. A recent press release from Sprint details the phone release and their various sustainability efforts on a wide variety of fronts.


Sprint with Samsung is focusing on greening the wireless experience of using, maintaining, purchasing and recycling their phone products. This type of comprehensive program sets an example to other retailers in related products and services industries who are looking to be leaders and innovators while embracing green and ecologically postive values. Whether it's using the end product, interacting on a web-site or at a physcial store transmitting a consistent and committed message, it is vital to convince consumers of the integrity of the efforts while enriching the overall brand.


Apparently the retail store sustainbility upgrading and redesigns will begin to take effect in September of this year. It will be interesting how widely felt this conversion will be and what regions of the country will recieve these revamped more ecologically friendly stores. The press release outlined a fairly typical design approach of responding to LEED criteria by appropriately designing interior finishes, fixtures and equipment as well as shifting retail store operational behavior to align with these values. I wonder how different or similar these stores will be as compared to earlier ones?


What's inspired here is Sprint and Samsung's efforts are just yet another example of the traction of the green / sustainability movement in the retail consumer oriented sector. As design professionals we live and breath this way of thinking (hopefully every day) but these shifts in thinking underscore the penetration and carrying capacity of the green movement. National level retailers and service providers are taking notice and beginning to act accordingly. By embeding these goals directly into various core areas of their businesses through committed actions and programs, these two companies are leading the way for others to follow.


Their efforts offer a snapshot for other companies to examine how to express similar values outwardly to consumers. I'm sure these programs didn't develop overnight but likely took years of careful comprehensive building and planning to get where they are today. My question is how will this look in five or ten years? Will efforts like Sprint's be mere anomolies or evidence of an industry waking up to a responsibility and oppourtunity to do act proactively. In what ways will the bar be risen to incoporate even higher standards or expectations? What would they be? I don't know. In the meanwhile, I hope these efforts pay off for Sprint and Samsung.
